What could you actually afford?

Enter a purchase price and your county — this works out your Help to Buy and First Home Scheme entitlements, the mortgage you'd need, and roughly what salary that requires.

Your details

€350,000

Used to sanity-check the mortgage against standard 4× income lending rules.

New build only. Reduces First Home Scheme share from 30% to 20%.

Defaults to the maximum (10% of price, capped at €30,000). Your actual rebate is capped by income tax paid over the last 4 years — lower this if you know you'd qualify for less. For a joint/group application, the €30,000 cap is combined across everyone on the mortgage, not per applicant. Help to Buy terms (Revenue.ie) →

    What's actually helping you buy

    Help to Buy
A tax rebate of up to 10% of the price (max €30,000) toward your deposit, for new builds up to €500,000. Buying with someone else? That cap is combined across the whole application, not per applicant. Terms (Revenue.ie) →
    First Home Scheme
Not a flat entitlement for being under the price ceiling — it only bridges an actual shortfall between what you can fund yourself (deposit + up to 4× income) and the price, up to 20% if you're also using Help to Buy or 30% if not. If your own deposit and borrowing already cover the price, you won't qualify for it. It's an equity stake, not a loan — no repayments up front, but a service charge usually applies if it's not bought back after some years, and you can redeem it any time, in full or in stages.
